Repairing vs. Replacing Your Roof
A roof repair is typically sufficient for fixing isolated issues like blown off or torn tiles/slates and cracked flashings (the material, usually lead, which is used at a joint or change of pitch e.g. where a porch roof meets the brickwork). A roof replacement is the best way to address more systematic, structural problems.
Signs that a roof replacement might be in order include:
- Tiles/Slates have started the buckle or curl; this would make your roof prone to leakage.
- Sunlight coming through your roof; in this case, not only is sunlight getting in, so is air, rain and snow! Inspect for leaks and keep an eye on any you find to determine whether or not they’re still causing a problem.
- An accumulation of tile/slate granules in your gutters; especially with old roofs that are shedding excessively.
- Noticeable sagging; a symptom which might show deeper structural flaws with roof timbers in your loft or supports in your foundation.
Remember, the key to keeping a roof in good health is to assess it routinely and stay on top of smaller problems as they arise, doing this will keep spending in check both in the short and long term!
Repairing or Replacing Your Roof – Which is Right?
How old is your roof?
Tiled and slated roofs installed well and properly maintained can live up to 30 years, and flat roofs typically last around 25 years. Bear in mind that this is assuming that regular ‘health checks’ and repairs are carried out.
If you’re encountering problems with a roof that’s already passed its birthday, replacing it now might make the most sense.

What is the extent of the damage?
