Aspect Property Services partners with Victory Housing Trust

Aspect Property Services currently undertakes housing refurbishment works under the Eastern Procurement (EP) Framework. This Framework is for 4 years running from February 2016 through to February 2020. The size of orders called-off under the Framework can range from 10 properties to over 2000.

Under the EP Framework Aspect has been carrying out works for Victory Housing Trust (VHT) since November 2016. We are currently in the second year working to deliver their annual refurbishment programme; having completed 66 bathrooms, 93 kitchens and 94 roofs in the past year.


The programmes are delivered by our dedicated teams under the close supervision of our contract management team. All works are undertaken whilst the properties are fully occupied. Our site supervision and co-ordination teams liaise closely with residents to ensure they are kept advised of our works. We are committed to working to individual residents needs and doing so has resulted in exceptional Resident Satisfaction scores. Working closely with our clients, we have completed works on time and in budget, ensuring the partnering arrangement is successful for all parties.

The Works

The roofing works have included full re-roofs of all properties, using new tiles and ridge unless otherwise specified, along with new membrane and batten/counter batten. There are a range of tile types used across the works including clay, concrete and slate. Quality replacement tiles are supplied by Sandtoft or Forticrete. Gas flue inspections are completed daily where the flue comes through the roof and also remove any non-licensed asbestos, where encountered, in line with procedures.

The kitchen and bathroom refurbishments include surveying, removal and disposal of existing units, sinks/sanitary ware, work tops, wall tiling, flooring and any other associated equipment.

  • WC suites and WC cisterns (including Cistern with integrated sink)
  • Adaptation WCs
  • Wash hand basins
  • Baths and bath panels
  • Shower trays, curtain rails and curtains
  • Wet room floors (trays or screed)
  • Electric showers – over bath, shower room and wet room
  • Tapware and wastes – Taps and mixers, bath/shower mixers
  • Plumbing and plumbing equipment replacement
  • Wall tiling
  • Flooring
  • Electrical fittings
  • Toilet seats and toilet roll holders
  • 450mm x 600mm mirror
